West New York has quietly become one of the strongest rental markets in the New York metro area, and one local developer is building directly into that momentum. Echevarria Industries recently closed on a half acre site at 6600 River Road for $5.8 million, with plans to deliver 133 units of West New York NJ luxury apartments along the waterfront.

The Deal at 6600 River Road

The site, located in the heart of Hudson County, came with an existing two story structure spanning roughly 19,000 square feet. Echevarria has already applied to demolish that building to make way for its new project. The developer has also secured site plan approval, a key milestone that clears the path toward construction.

Inside the E Residences on the Hudson Project

The 11 story development, called E Residences on the Hudson, is positioned to appeal to renters looking for a full amenity lifestyle. Planned features include rooftop green terraces, both indoor and outdoor pools, a resident lounge, a theater room, a business center and a fitness center. According to Echevarria’s own project materials, the team is targeting occupancy for summer 2025.

Location is a major part of the pitch. The site sits close to established residential towers such as Galaxy Towers and the Versailles, placing E Residences on the Hudson within a neighborhood that renters already recognize and seek out.

Why West New York NJ Luxury Apartments Are in Demand

So what is driving interest in West New York NJ luxury apartments right now? The answer comes down to rent growth. As of this past July, average rents in West New York reached $2,920 a month, according to RentCafe. That places the town just behind Hoboken, Jersey City and Secaucus for the highest average rents in the state, and it has repeatedly ranked among the fastest growing rental markets in the entire New York metro region.

For developers, that kind of sustained rent growth is a strong signal. It suggests renters are willing to pay a premium for well located, well amenitized units, even in a town that sits just outside the more established Hoboken and Jersey City submarkets. Echevarria’s decision to invest in a ground up luxury project here reflects confidence that this trend has room to continue.

Who Is Behind the Project

Mario Echevarria’s firm is based in West New York and already has several other properties in various stages of development or planning. That local footprint gives the company a head start in understanding what the town’s renters and residents want, and it points to more activity from Echevarria in the surrounding area over the next several years.

What This Means for the Hudson County Rental Market

Projects like E Residences on the Hudson add to a broader pattern across Hudson County, where new supply keeps arriving to meet demand from renters priced out of Manhattan and increasingly out of Hoboken and Jersey City as well. As more developers follow Echevarria’s lead, West New York’s identity as a value focused alternative with genuine waterfront appeal is likely to keep strengthening.
