A developer has closed on a parcel in northern Hudson County where it plans to build a 133-unit West New York apartment tower offering sweeping views of the Manhattan skyline, according to brokers with Grid Real Estate LLC.

Echevarria Industries, a North Bergen-based developer, paid $5.75 million for the 0.46-acre tract at 6600 River Road in West New York. The purchase clears the way for a new luxury residential project called E Residences on the Hudson, which is set to bring 11 stories of high-end rental housing to one of North Hudson’s most in-demand corridors.

What’s Planned for 6600 River Road

The project calls for an 11-story building packed with the kind of amenities today’s renters expect. Plans include:

  • Rooftop green terraces

  • Indoor and outdoor pools

  • A community lounge

  • A theater room

  • A business center

  • A high-end fitness center

The site currently holds a two-story commercial building spanning 18,794 square feet. Echevarria Industries has already received site plan approval, which it secured last fall, and has recently filed an application with local officials to demolish the existing structure and clear the way for construction.

A Prime Spot in a Tightening Submarket

The 6600 River Road site sits in the shadow of two of North Hudson’s best-known residential addresses, Galaxy Towers and The Versailles. That location gives the future development an established neighborhood identity while tapping into a submarket where developable land has become increasingly scarce.

That scarcity is part of what makes this deal notable. As land opportunities in North Hudson continue to shrink, sites with Manhattan views and proximity to established luxury communities are drawing strong interest from developers looking to build the next generation of high-end rentals along the Hudson River waterfront.

“We are excited to have worked on this redevelopment project with Echevarria Industries,” said Bob Antonicello, a principal of Grid Real Estate in Jersey City. “E Residences on the Hudson will be a welcomed addition to the north Hudson skyline and luxury rental market and will offer residents a luxurious lifestyle with stunning views of the Manhattan skyline.”

Why This Deal Matters for North Hudson

Hudson County’s waterfront towns have seen steady demand for luxury rental housing, driven in large part by proximity to New York City without New York City price tags. A new apartment tower at this scale adds meaningful inventory to a submarket where sites like this one rarely become available.

For Echevarria Industries, the closing marks the start of the next phase: demolition of the existing commercial building, followed by construction of a property designed to compete with the area’s most established luxury addresses.

Grid Real Estate LLC represented the transaction and continues to track development activity across Hudson County’s residential and commercial markets.
