GRID Commercial Real Estate has been retained as the exclusive retail leasing agent for Hudson House Lofts District at 315 15th Street in Jersey City. The assignment puts GRID in the middle of one of the more interesting retail opportunities in the SoHo West neighborhood, a stretch of downtown Jersey City that has quietly become one of the busiest residential corridors in Hudson County.
If you are searching for SoHo West retail space for lease, Hudson House is worth a close look. The property sits within a growing district bounded roughly by Hoboken to the north and the neighborhoods surrounding Grove Street to the south, an area developers have started calling SoHo West for its mix of converted industrial buildings, new residential towers, and a fast-growing creative and community scene.
Available Retail Spaces
GRID currently has retail space available across two buildings within the Hudson House Lofts District:
Building 1
-
Retail A(1): 1,806 rentable square feet
Building 3
-
Retail A: 10,294 rentable square feet
-
Retail D2: 2,176 rentable square feet
-
Retail E2: 1,779 rentable square feet
-
Retail F: 6,371 rentable square feet
Both buildings offer immediate possession, and spaces are delivered as a vanilla box with ceiling heights ranging from 14 to 20 feet. Leases are structured as NNN, and asking rent is available upon request. The retail spaces already joining the property include Cangiano’s Italian Deli, CULTR Gym, Metro Markets, IVY Primary Prep for daycare, Dogdrop for dog daycare, and a dry cleaning service, giving the district a strong mix of everyday, neighborhood-serving uses.
Why SoHo West Is Drawing Retail Interest
SoHo West has become one of the more dynamic pockets of downtown Jersey City, with new development, art, and a strong sense of local community all developing at once. Hudson House Lofts District alone accounts for 981 residential units either under construction or in pre-construction, and the immediate area is surrounded by more than 2,000 additional residential units already built, with another 2,000 units in the pipeline. That kind of residential density is exactly what makes ground-floor retail in this pocket of Jersey City so attractive.
The neighborhood also recently gained a new two-acre, two million dollar park completed directly next to the building along Coles Street between 16th and 18th Streets, giving residents and retail customers alike a real green space to anchor the district.
Access is another selling point. The property is minutes from Hoboken and offers a daily shuttle service to the PATH station and NY Waterway ferry terminals. It is also convenient to the NJ Turnpike extension, Route 78, and the Holland Tunnel, and NJ Transit bus service provides a direct connection to Manhattan.
Demographics within a short radius of the property back up the demand. Within a half mile, the average household income is just over $154,000, and daytime population reaches nearly 25,000. Expand that to a one mile radius and the population climbs to over 71,700 people with average household income still above $154,000. Even at a mile and a half out, average household income remains strong at over $136,000 across a population of more than 131,000 residents.
Momentum Is Building Across the Broader Hudson House Collection
The retail leasing activity at 315 15th Street is part of a larger wave of investment happening across the Hudson House Collection, which spans Hudson House East, Hudson House West, and the recently completed Radio Lofts. Radio Lofts occupies a five story building constructed in the 1920s for the Continental Can Company and later used for decades by Emerson Radio to manufacture radios, televisions, and records. That 320,000 square foot building has now been converted into 140 loft-style apartments with exposed brick, oversized windows, and ceilings up to 12 feet, adding even more density to the immediate area around Hudson House.
The neighborhood’s fitness and wellness momentum is a good example of what that growth looks like in practice. CULTR, which already operates a fight club location at Hudson House East focused on boxing, kickboxing, Brazilian jiu-jitsu, and Muay Thai, recently signed a lease for a new 12,000 square foot CULTR Athletic Club at Radio Lofts. The new club is expected to open in early 2027 and will combine a full gym, boutique-style group classes, and an extensive wellness and recovery area with a sauna, steam room, hot pool, and cold plunge. It is a strong sign of how much confidence operators have in the SoHo West retail market, and it points to the kind of customer base that any tenant leasing space at Hudson House Lofts District can expect to tap into.
