ShopRite of Hudson Exchange Place opens its doors today, October 14, at 99 Provost Street in Downtown Jersey City. The 85,000 square foot supermarket occupies the second floor of Everton, the luxury residential and mixed-use tower that anchors the Hudson Exchange master plan, and it replaces the smaller ShopRite that served the neighborhood from Marin Boulevard for years.

A Bigger Store for a Fast-Growing Neighborhood

The new store is 20,000 square feet larger than the one it replaces, and the extra space shows. Shoppers will find full meat, bakery, produce, seafood, and deli departments, along with dedicated hot food, soup, and sushi bars and a wide selection of grab-and-go and ready-to-heat meals aimed at commuters and busy households. An on-site registered dietitian will offer nutrition counseling, and the store uses ticketless parking through a mobile app across two parking decks.

The operator, Inserra Supermarkets, a family-owned grocer that runs ShopRite stores across Bergen, Hudson, and Passaic counties, said it is excited to bring a modern, expanded store to Jersey City. A ribbon-cutting kicks off the day at 7 a.m., and tasting stations will run through October 18 as part of the grand opening celebration.

Why a Grocery Anchor Matters for Everything Around It

For anyone who follows retail, a full-size supermarket is one of the strongest traffic drivers a mixed-use development can have. People shop for groceries weekly, which means a steady, predictable flow of foot traffic past the other storefronts in the building. It also gives the thousands of residents moving into the Hudson Exchange area an everyday reason to stay in the neighborhood instead of heading to Newport or Journal Square for their basics.

That is good news for the tenants who have already signed on. Goldfish Swim School, ShopRite Liquors, Mod Cup coffee roastery, and Izakaya Kumade are among the recently leased spaces that will share the building’s foot traffic with the supermarket. GRID Commercial Real Estate handled leasing for all four of those tenants, a lineup that covers family services, beverages, coffee, and a sit-down Japanese dining concept.

What the Mix Says About Downtown Jersey City Retail

The pairing of a large grocery anchor with service and food and beverage tenants is the model that is working across Jersey City right now. Residents want to run errands, grab a coffee, take the kids to a class, and sit down for dinner without leaving their zip code, and landlords are building tenant mixes to match. Everton is a good example of how that can come together in a single building.

If you are a retailer, restaurant, or service business looking for space near a major grocery anchor in Downtown Jersey City, or a landlord thinking about how to build a tenant mix that works, GRID’s leasing team can help.
