Washington Street in Hoboken is about to welcome a familiar name from across the Hudson. GRID Commercial Real Estate Advisors represented the landlord in leasing the ground-floor retail space at 110 Washington Street, a storefront that has sat vacant since Shaka Kitchen closed that location earlier this year and consolidated its operations at its Monroe Center storefront on Monroe Street.
Filling One of Hoboken’s Most Visible Storefronts
A vacancy on Washington Street does not last long, and 110 Washington Street is no exception. The space sits along one of Hoboken’s busiest retail corridors, and GRID worked with the landlord to bring in a tenant that fits both the location and the neighborhood’s growing appetite for cafe and specialty food concepts.
That tenant is Maman, a cafe brand that first opened in New York City in 2014 and has since expanded across the country, with locations in Pennsylvania, Washington, D.C., Fairfax, and beyond. Maman’s first New Jersey location opened in Jersey City in 2022, and this new Hoboken storefront will mark its second in the state. The brand has built its identity around a warm, French-inspired counter service concept, often described as a “Soho loft cafe,” and has developed a loyal following wherever it lands.
Why This Retail Lease Matters for Hoboken
For property owners along corridors like Washington Street, this deal is a good example of how a well-positioned storefront can attract a tenant with a proven track record rather than sitting vacant while owners wait for the right fit. Maman’s steady expansion pattern, opening carefully in strong retail nodes rather than rapidly across a market, is exactly the kind of tenant that helps stabilize a block and lift the appeal of neighboring retail space.
It also reflects a broader trend GRID continues to see across Hoboken and Jersey City: national and regional food and beverage brands are actively looking for space in walkable, transit-friendly downtowns, and landlords who move quickly on the right lease terms are the ones capturing that demand.
What Comes Next
A firm opening date for Maman at 110 Washington Street has not been announced, and buildout timelines for a new cafe location can vary. GRID will continue to work with the landlord to support a smooth transition into the space.
For landlords and retail tenants evaluating opportunities in Hoboken, Jersey City, or elsewhere in Hudson County, GRID’s leasing team is available to talk through what a corridor like Washington Street can support and how to position a vacant storefront to attract the right tenant.
