Impress Ballroom Studio is bringing its Latin and ballroom dance program to a new home at The Overlook, 32 Oakland Ave, in Jersey City’s Journal Square neighborhood. The move adds a well established local business to a retail lineup that has already reached full occupancy at the property, and it continues a run of strong leasing momentum across the building.
A Familiar Name in Jersey City Dance
Impress Ballroom has been a fixture of the Downtown Jersey City dance scene since it opened in 2020, building a reputation as one of the area’s go to studios for Latin and ballroom instruction. The studio works with dancers at every level, from children just starting out to competitive adults, and its instructor team includes international competitive dancers with backgrounds in Latin, American Rhythm, and ballroom styles. Beyond regular classes, the studio is known for wedding dance choreography and a mix of private and group lessons built around a supportive, family friendly community.
A new Journal Square location gives the studio a chance to reach a different part of the city while keeping the same professionally built dance space and instruction that its Jersey City students already know.
Full Retail Occupancy at The Overlook
Impress Ballroom’s move rounds out a retail lineup at The Overlook that also includes Early Beginnings Day School, Metro Markets, and Overlook Wine & Spirits, meaning the ground floor of the property is now fully leased. That kind of tenant mix, anchored by education, grocery, and now fitness and recreation, reflects the kind of everyday, neighborhood serving retail that has become increasingly attractive to landlords across Jersey City.
GRID Commercial Real Estate is handling the commercial leasing for the property, and this lease is another sign of the steady demand The Overlook has seen on both its retail and office sides.
Strong Momentum Across the Building
The office side of The Overlook has been just as active. Hudson Eye Physicians and Surgeons recently opened a new 10,000 square foot facility, and Lumin Health, a Boston based provider specializing in ketamine and Spravato therapy, signed for 3,000 square feet. An acupuncture practice secured an additional 3,000 square feet, and Urban Property Managers, the building’s management company and an affiliate of ownership, is completing its own 10,000 square foot headquarters within the property.
That kind of activity across both retail and office space speaks to what makes The Overlook stand out in a still complicated broader office market. Ownership has focused on flexible, partnership style deal making rather than treating leasing as a numbers game, and tenants across the building have responded.
A Location Built for Convenience
The Overlook sits just three blocks from the Journal Square PATH station and directly adjacent to the new Frank J. Guarini Justice Complex courthouse, with frontage on a state highway that keeps commuters and clients moving in and out of the building easily. Tenants also have access to a dedicated cafe and lounge, a private 8,000 square foot outdoor terrace, and on-site parking through a fully automated system operated by AutoMotion Parking Systems.
Beyond the commercial space, the building’s 297 multifamily residential apartments continue to outperform the broader market, reinforcing The Overlook’s position as one of the premier mixed-use properties in Journal Square. With additional leasing proposals currently under negotiation, more announcements are expected in the coming months.
