A loft-style commercial building in Jersey City has added three tenants with more than 26,000 square feet of new leasing activity, in a set of deals arranged by Grid Real Estate.

According to the brokerage team, the transactions at 78-100 Forrest St. include a 13,500-square-foot commitment by Inez Shoes. The luxury direct-to-consumer women’s shoe brand will occupy the space at what’s known as The Seydel, an 80,000-square-foot property in the city’s Bergen-Lafayette section, at a rate of $17 per square foot.

Meantime, a provider of fabrication and production coworking spaces known as Project Studios has taken 8,500 square feet at $15 per square foot. Also leasing space is Buzz Box, which specializes in events and marketing and has secured 4,100 square feet at $25 per square foot.

Each deal is a triple-net lease with a five-year term, Grid said, noting that The Seydel has attracted an increasingly diverse roster of small businesses such as artists, creatives, tech startups, medical professionals and office users.

Grid Real Estate’s Gregory D. Edgell brokered the transactions.

Grid added that The Seydel offers new spaces equipped with historically pointed windows, bathrooms, slop sinks and custom electrical fit-outs tailored to tenant specifications. Tenants also benefit from on-site parking that is gated and paved.
