Jersey City, N.J. – Jersey City based Grid Real Estate announced today that The Sterling building which has been undergoing a complete modernization for the past two year is now currently 70% leased across the 155,000 SF, 2-Acre facility, totaling 40 tenants. The historic textile mill is located at 15 Wilkinson Avenue, Jersey City, NJ 07305.
Originally built in 1864 as a textile mill, it is in the process of being transformed from an industrial relic into a 21st century art and creative hotspot. Grid’s vision for The Sterling is to create a small business incubator that allows artisans, makers and creatives to have a place to work near their homes in Hudson County.
“Stuff like this is the fabric that holds a city together and when I look around at the development pipeline I don’t see it anywhere. Residential is more profitable to build but there needs to be a commitment for commercial development promoting the arts, small business, entertainment et al.” Says broker, Gregory D. Edgell.
The Sterling is moving on to the last stage of redevelopment which is a 20,000SF floorplate with 14’ ceilings, sky lights, and a large roof deck with unobstructed views from Journal Square all the way to the Elizabeth docks catching Jersey City, New York, Brooklyn and beyond.
Recent lease activity includes anchor tenant Robert Pluhowski Furniture, Chi Modu, UNWRP, Dylan Egon, Nancy Cohen, along with The Sterling’s latest tenant Muvez Footwear.
Robert Pluhowski is a custom furniture maker and anchor tenant on the first floor taking 6,600SF. Chi Modu, world renowned photojournalist, documentarian and cultural observer, who’s career took off working with The Source, took 2,800SF on third floor to create a gallery space, distribution center and production space.
Muvez is a NJ based foot ware company who revolutionized the slipper/sneaker industry and is taking 2,100SF on the second floor. The Shark Tank featured company produces indoor slippers with detachable outsoles designed to take comfort on the move. UNWRP is a luxury gift wrapping company started in Brooklyn which has been featured in Forbes, Essence, Teen Vogue, People, Apartment Therapy and took 600SF on the fourth floor.
Dylan Egon is a long-term Jersey City resident and well known in the NY/NJ Art scene. He has worked closely with fellow Sterling tenant, and art gallerist Jonathan Levine. Egon’s new base of operations will be set in a brand new 1,600SF corner unit with direct views of the NY skyline. Nancy Cohen is widely known for her experimental works with hand-made paper and large-scale sculptural installations. Her work is in the permanent collections of the NJ State Museum and Yale University Art Museum. She will be taking 1,200SF on the second floor for her new creative space.
