In order to create “place” it needs a vibrance and identity. Gregory began his career in the arts with the establishment of Green Villain, a gallery that transformed into an art brokerage. This venture allowed him to curate exhibitions and manage a space for local artists and musicians. His early efforts lead to his mural program, Jersey City’s first, which has since featured over 250 artists across the globe. In addition to his artistic endeavors, Gregory has made substantial contributions to the entrepreneurial community with the transformation of The Sterling, a 120,000 SF former textile factory, into a small businesses  incubator and arts complex filled with over 60 tenants.

His affinity for placemaking leads him to take assignments simply for the love of it. Facilitating opportunities for start ups drives him irregardless of the financial reward. His approach to real estate focuses on identifying hidden value baked into properties and people which he likens to “mining for diamonds”—a process that requires creativity and vision. At GRID, Gregory specializes in landlord representation, development advisory, and investment sales. In the past three years he has sold over $30 million in deal volume and has leased over 100,000SF industrial, medical, office and retail space. He is also a partner at BLDGup, a boutique real estate development firm where he has raised millions in equity, sourced Joint Venture opportunities and as regularly cross pollinates his network from Grid into his sphere at BLDGup.

Some stand out projects that Gregory has lead over his career in and outside of commercial real estate are as follows: Green Villain (2010) a brick-and-mortar gallery, Mural Program (2013), Green Village Records, a vinyl imprint (2014), Brookfield Properties partnership featuring Demolition Exhibition (2015), Block Party (2018) and the rooftop Pavillion Sculpture (2019), Light Over Darkness Memorial Mural, founding of Bergen Arches Preservation Coalition (2020) a 501c3 dedicated to revitalizing the abandoned railroad right-of-way through Jersey City, and most importantly, leading a the development and fundraising for Chabad Young Professionals of a $2 million dollar Jewish community center in the heart of Downtown .

He lives in Mendham NJ with his wife Hannah. They have their first child on the way and have three dogs—two pitbulls named Dali and Gala and a mini dachshund named Chava.
