Jesse Munoz is a commercial real estate investment professional focused on retail and mixed-use assets in high-barrier urban markets. His expertise is in leasing strategy, tenant credit analysis, and asset-level value creation. His work centers on aligning leasing, financial discipline, and operational execution to enhance long-term asset performance and investment outcomes.
Over the course of his career, Jesse has overseen leasing and performance strategy as a Director of Commercial Retail across more than 300,000 square feet of Class A luxury retail space throughout New Jersey and New York, working closely with ownership groups to strengthen tenant mix, optimize lease structures, and support repositioning initiatives designed to drive durable cash flow and long-term asset appreciation. His experience spans the full lifecycle of retail assets, including lease negotiations, tenant financial analysis, capital planning, and coordination of tenant improvements and redevelopment initiatives.
Jesse’s approach combines investment-grade financial analysis with hands-on operational execution. Prior to his leadership roles in commercial real estate, he held finance and treasury positions with Kushner Companies, Marsh & McLennan, and Barclays Capital, where he developed expertise in financial reporting, liquidity management, and institutional capital markets. This foundation informs his disciplined approach to underwriting, asset management, and portfolio strategy.
He holds Bachelor of Science degrees in Accounting and Finance and Minor in Economics from Rutgers Business School, and brings a data-driven perspective to evaluating tenant performance, structuring leases, and executing asset strategies that support both operating income and long-term investment value.
